KOZ Sites

Keystone Opportunity Zones (KOZ) utilize state and local tax abatements, local economic development initiatives and regional cooperation to revitalize economically distressed communities. There are seven sites in Lebanon County that are designated as KOZs. In these zones, which are free from most State and local taxes until 2013, businesses are given various tax incentives to improve the sites and provide stable jobs for the community. Several of these have been remediated and are situated at prime locations throughout the city. In Lebanon County, the following sites are designated as KOZs:

Aspens Business Park

Located next to Lebanon County's Coleman Memorial Park, this 49-acre Light Manufacturing site is only one block away from PA Route 72, barely two blocks from PA Route 422, and close to rail service. This is the proposed site for a Technology Incubator Facility, and is ideal for smaller users.

Colonial Theater Property

This .27 acre (12,078 square feet) lot, on the corner of 9th and Cumberland Streets in the heart of Lebanon City, is zoned Commercial Business District. (This site is currently being developed, and space may soon be available for commercial lease).

East Lehman Street (Former Lebanon Steel Foundry)

This redeveloped brownfield site is 17 acres, with four existing buildings and plenty of room for constructing a new building to suit your needs. The Manufacturing Light zoning allows for various types of businesses. Two of the buildings are already occupied, and the remaining buildings have been rehabilitated and are ready for new occupants.

Fourth Street Complex

This Industrial site is the newest KOZ in Lebanon City. It is located on 9 acres, with four buildings of a varied size and scope existing on the lot. The complex was formerly owned by General Electric, and is suitable for most heavy industry. The site is ready for occupancy.

Lincoln Fifth Corporation

A 43-acre lot with many established companies already flourishing, this Heavy Manufacturing site still has some buildings available for sale or lease (up to 100,000 square feet of subdividable space). This site is also bordered on one side by rail lines.

Jonestown Road

This 74.5 acre lot is strategically located on PA Route 72, facing the County's Coleman Memorial Park. Zoned Manufacturing Light, this land is available for constructing a new facility. Infrastructure work is needed.

Seventh & Mifflin Streets

A unique RHD site, this 1.07-acre (12,078 square feet) site will be flexible to meet your needs. It is only a few blocks from PA Routes 422 and 72.
